When I was a 22 year old kid, I was working at a bank. I had grown tired of working when they told me to, doing what they told me to, and having someone constantly watching over my shoulder. I didn’t know it then, but what I really wanted was FREEDOM.
I wanted to work for myself and do it when I wanted to. I knew I needed a career change. I started looking at the helped wanted section of the newspaper to find a new job and I came across an ad that said “Be your own boss. Work when you want. Make money in real estate.”
That was exactly what I wanted and so I met with the recruiter who had placed the ad. When I met with her, she took me to meet the broker. He told me how he was a young guy like me when he got started and ended up being the rookie of the year in the office. I was an athlete and I loved to compete. He said that he could help me do the same. I decided to take the leap even though we had never even bought our own home at that point.
As a young husband, my wife at the time was making the majority of the money. We wanted to have a family and I knew that wasn’t possible until I started making more money. All I really wanted to do was provide and make her proud of me.
My first (and only) training with the broker consisted of him asking me to put together a list of all my friends and family. He also handed me a phone script and said that once the list was put together, I needed to call everyone and follow the script and I would have a bunch of transactions.
Sounded easy enough, so I followed the directions. It was at that moment, I became painfully aware of THE PROBLEM in the real estate industry…generating leads. I didn’t know how to do it. I didn’t have a plan or a strategy to create more leads, and the leads I did create were not consistent.
Either I missed the lead generation class in real estate school or it was just something they didn’t teach. I would talk with other agents about what they did to generate business. Some called FSBOs and expireds, some knocked on doors, many cold called. I tried everything that they suggested with very meager results (if any). I then realized that I didn’t know how to market myself in order to serve people who wanted to buy or sell a home. Marketing and lead generation were the big gaps in my skills.
There’s a statistic that says that 87% of agents will fail and be out of the business in just a few years. That was me. I lasted a little less than 2 years. It was so hard coming home to my wife day after day telling her that I didn’t have any new opportunities and no closings on the horizon. It was like a punch to the gut.
When I left the real estate industry, I took a job at a marketing consulting company. They had a promise for their clients that if they followed the marketing system, that they would be able to double their business in 12 months, or keep production level and work half as much.
As I learned this system, it was like I had found the missing piece I didn’t have as a real estate agent. I saw what this system did for my clients who implemented it and I was blown away at the results. I had clients who were tripling their business in 12 months. I was absolutely hooked! I spent the next 15 years learning everything I could about marketing, lead generation, and social media.
I wanted to get back to the real estate industry and use what I had learned so that other agents could avoid the same pain of failure I had experienced and that is really my driving force.
I was told by many agents that I wasn’t going to be able to help them because I hadn’t been a successful agent. I took on a couple of agents to teach them this system and test the results. Their business started growing rapidly and they were seeing results. Many of them were doubling their business each year.
In fact, one of my early clients was a new agent and ended up winning rookie of the year award at his brokerage. I count that win as my own and it was like a fulfillment of what I wanted when I got into real estate.
Since that time, I have taught thousands of real estate agents. I have generated over 100,000 leads for my clients, they have closed millions of dollars of transactions, and transformed their business because they have a constant source of leads. One new lead source can transform your business.
